We use a Request for Proposal (RFP) process to evaluate vendors and find the best fit for our needs. This allows us to compare different service models and pricing structures to ensure we receive the best value. For example, when selecting a snow removal vendor, our experience says that some companies bill based on time and materials, per push, while others offer all-inclusive plans. Through careful evaluation, we found that our vendor had a higher hourly rate, and we were able to negotiate better terms to ensure cost efficiency without compromising service quality.

Prioritizing Locally Owned Businesses

Our property management needs evolve from year to year, so we reassess vendor contracts seasonally. For example, if landscape improvements are necessary, we ensure our landscaping vendors can meet the new requirements. This flexibility helps us adapt to the changing needs of our properties while maintaining high service standards.

Janitorial services play a crucial role in maintaining the cleanliness and professionalism of our managed properties. Through the competitive procurement process, we select janitorial vendors that provide onsite staff throughout the day to address immediate needs and support tenants.
