Hplex Solutions' Role
As Owner's Representative, Hplex Solutions guided The Village of St. Edward through the full project lifecycle, working alongside the development team to align the organization's vision with the realities of financing, design, and construction. Our involvement spanned two distinct phases, allowing us to provide consistent leadership from the earliest planning conversations through resident move-in.
During Phase 1, our team led all pre-development activities. This work included:

Lease negotiations
Development Agreement negotiations
Assistance with project financing and lender coordination
Support with equity funding
Site approvals
Oversight of master planning, programming, design, and construction preparation
In Phase 2, Hplex continues to serve as Owner's Representative through project oversight and activation, helping prepare the community for a smooth transition into day-one operations and resident move-in.
